jaue2015021: Comparing Living Satisfaction of Public Housing in Bangkok: A Case Study of “Old” and “New” Project Development Schemes

Abstract

Last three decades, the walk-up flats of five-story are provided to low income and middle income in Thailand. These projects have been distributed in urban area by National Housing Authority (NHA)’s operation. Klong Chan Flat Project (old pattern) is built more than 30 years and encountering a poor condition. Meanwhile, Buengkum Baan Eur Arthorn Project (new pattern) is recently developed for new patterns to enhance quality of residents. Different project features, it should be investigated on physical and environment as well as residents’ satisfaction. 740 sampling were randomly selected for questionnaire survey. Most respondents were female (57%) than male (43%). All three dimensions of analysis; dwelling unit, building unit, and community unit found Buengkum Baan Eur Arthorn Project which higher satisfy than Klong Chan Flat Project. On 31 variables of both projects found that quality of natural lighting in the room, lighting in building, and community location indicated high degree on satisfied level of Buengkum Baan Eur Arthorn Project. There was one variable; community location showed on satisfied level of Klong Chan Flat Project. These satisfactions based on three dimensions do not show only physical performance on resident’s satisfaction but it could be a feedback to relevant stakeholders for decision making to maintain sustainable environment of long term public housing development.
