Abstract

The periodical report system on special buildings obliged an owner of a building to submit the report of an

investigation of a condominium. Kitakyushu City requires an owner of a condominium to report its results of

investigation every three years. Moreover, the investigation report every ten years of tapping all walls is required

by the revision of law as to the periodical report system. Accidents are prevented by grasping the degradation state

of outer-wall tiles, and carrying out the repair and maintenance work on the walls as soon as possible. A lot of repair

and maintenance work on the walls has been done so far. It has been all right to tap walls only within one’s reach

and observe other parts with one’s eyes. If there’s something wrong, tapping the walls all over becomes required.

Ten years after the construction or the repair and maintenance work of the outer walls, as the first investigation, the

repair work includes the investigation of tapping every wall. In those situations there were a lot of chances to take

care of the repair work on outer-wall tiles, and to study the factors and causes of exfoliation of tiles. By considering

exfoliation of tiles and seeking its causes from the geographical and social conditions of a location, the weather

conditions, and other various conditions, the good methods of repair work are surely found. In this way, through

those experiences, it is explained that causes of exfoliation of outer-wall tiles have distinctive features for each

building.
