Abstract

Old residential areas built before 2000 in China bear complex property rights with various roles of participants.
The shared sections of a building are the concentration of these conflicts, which restricts the regeneration progress
of the old residential buildings. Open building theory emphasizes the relationship between buildings and people. It
uses the level to sort out hierarchy of responsibilities and rights between people and built environment. This method
provides scientific theoretical support for the decision-making of residential buildings regeneration. From the
perspective of open building theory, this paper discusses the connotation and the boundary of shared sections for
different participants in old residential buildings,analyses the its "sharing" attribute and the application of the theory
on renewal decision-making of China’s old residential buildings. By using the Level method, this paper sorts out
the dislocation of responsibilities and rights of architectural elements in old residential areas. The well-defined levels
of architectural elements contribute to the specialization and refinement of decision-making in the regeneration of
shared sections. A clear division of responsibilities and rights helps to attract the participation of diversified capital
investment, ultimately to promote the rapid development of the regeneration of old residential areas.
