JWACA2023-003: Renovation of New Cities Based on Density Strategy

This study proposes density strategy as a catalyst for urban vitality, using Shanghai’s Lujiazui and Lingang New City as testbeds. Critiquing low-density zones for dysfunctional scales and poor walkability, the author advocates spatial encryption—adding mid-rise structures to existing superblocks to compress street dimensions and diversify functions. Academic experiments at Tongji University demonstrate doubling density (3.47 to 7.94 FAR) through layered courtyards, mixed-use infill, and pedestrian networks, achieving "humanized" spaces without altering skyline profiles. Lingang’s waterfront redesign introduces narrow alleys and clustered cells to evoke traditional water towns. Findings link high density to ecological efficiency and socio-cultural vibrancy, challenging sprawling urban paradigms.
